Sandra (Sandy) Griggs

Professional Background
Sandra Griggs has over 35 years of solid professional experience as a commercial real estate broker. She has worked extensively with owners of new, planned, and existing properties, parks, shopping centers and land—designing and implementing creative marketing programs to maximize the value of the real estate, secure the highest possible rental rates and/or purchase price and solve disposition/excess space challenges. In the realm of investment sales, Sandy has sold leased CBD and suburban office, retail, industrial and life sciences properties. Additionally, Sandy has done extensive corporate services and tenant representation work, and she has represented many smaller “users” and professionals, including physician groups, dentists and numerous franchisees in their real estate leasing and/or purchase requirements.

Sandy prides herself on her skill at analyzing a problem, then solving it, often with creative marketing. She has excellent technical competencies and effective written and spoken communications skills with all levels of management in a highly professional and diplomatic manner.  She is a team player who is also self-driven and has the ability to work independently.

Before relocating to the fast-growing metro Phoenix market in 2017 Sandy was Senior Director at GVA Chicago (now CTK Chicago Partners) and, prior to that, Vice President at Chicago’s NAI Hiffman.  Sandy commenced her commercial real estate brokerage work in San Francisco. While there, she spent six years as Associate Vice President with The Galbreath Company/Norris, Beggs & Simpson (now JLL) and 12 years at Coldwell Banker/Coldwell Banker Commercial (now CBRE)—where she attained the status of Senior Sales Consultant, a designation given only to the upper 8% of the firm’s brokers nationally.

Some of Sandy’s successful assignments include:

  • Exclusive agent for Kiddie Academy Daycare and its local franchisee in long-term leasing a property that met Kiddie Academy corporate’s, and the franchisee’s, requirements.
  • Exclusive leasing agent for over 2 million square feet of shopping center, retail strip center and stand-alone retail space
  • Exclusive agent for deCODE Genetics in the sale/leaseback of its 102,000 square foot trophy life sciences headquarters property (sold to an investor for $25,000,000)
  • Exclusive agent for the disposition of a vacant 87,500 square foot Safeway grocery store (on a ground lease), which Sandy sold to a developer in conjunction with a change of usage to a technical school
  • Agent in the sale of a leased, 3-building, 150,000 square foot Lincoln Property Company industrial park
  • Exclusive agent for the disposition of a 70,000 square foot manufacturing facility (sold to a national townhome developer/builder in conjunction with a change of usage)
  • Exclusive agent for the disposition of a down-zoned, rail-served lumber facility/property (which Sandy subleased to a user in conjunction with the user’s purchase of the property three years later)
  • Marketing director for a planned, 1.2 million square feet, 130-acre mixed-use project on a former landfill (where Sandy fully leased the first speculative 105,000 square foot office building and sold a parcel to an office user for its corporate headquarters, then sold the entire project to The Koll Companies for $38 million)
  • Marketing director for the sale of a 178-acre waterfront former U.S. Steel site, which site included 133 acres of underwater tidal lots designated as a “Hot Spot” under Federal Superfund regulations (sold to a retail developer for $12 million).
  • Marketing director, for 3-1/2 years, for the leasing of a CBD 251,000 square foot Class A office building owned by John Hancock Mutual Life
  • Team leader for 3-1/2 years for AT&T’s multi-state disposition requirements
  • Exclusive agent for 16 years for Walgreen’s Patelco Credit Union in leasing corporate and branch office retail space and in purchasing two foreclosed-upon office buildings for its corporate headquarters
  • Tenant rep agent for Morrison-Knudsen in its preleasing of a planned, approved 140,000 square foot office building
  • Exclusive leasing agent in leasing, then selling, a 72,000 square foot mid-rise office building for Home Savings of America (including leasing 18,000 SF to GSA).
  • Exclusive tenant rep agent for United Airlines in negotiating a 44,000 square foot reservations center lease renewal, consulting for them on a parcel split and opening nine retail ticket offices
  • Exclusive agent for an IT company in finding a replacement tenant (Charles Schwab) for its 33,000 square foot office space in a building owned by the Federal Reserve Bank
